Renting Help Guide for Tenants

We wouldn’t expect you to live in a property we wouldn’t live in ourselves.
We have an in house building firm that undertakes all repairs promptly and to excellent standards. If you have a fault that needs reporting you can report it here.
Step 1 – Finding a Property
Please select from our available properties & contact our office either by phone or through our website to arrange a viewing.
Step 2 – Viewings
Viewings will be arranged at times to suit you, including during the week and weekends, you will be accompanied by a member of staff, who can give advice and answer any questions you may have..
Step 3 – Reserving the Property
Once you have decided on a property, you will need to reserve it by paying a ‘holding deposit’, which will be equivalent to one month’s rent and an administration charge of £150.
Step 4 – References
As a minimum we will require satisfactory references from your employer, and a previous or current landlord. If you have never rented a property before then you will require a home owning guarantor to support your application.
To process your application we also require a picture ID, two months bank statements, two months wage slips and proof of present address in the form of a Utility bill or a council tax bill. In addition a credit check maybe undertaken.
Step 5 – Rents
Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. Rent can be paid via standing order, by card or through this website.
Your deposit will be registered with a deposit protection scheme.
A security deposit of a minimum of one month’s rental must be paid, and will be held by ourselves as stakeholders in a secure client account throughout the tenancy term. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
We charge £150 per application to cover administration and referencing costs, this is non-refundable.
