Why Moston is perfect for buy-to-let investments

Affordable property prices, excellent public transport links and proximity to Manchester city centre make Moston a top choice among buy-to-let investors in the north west. Rental yields are currently in the region of 7.25% for two-bed properties, and in excess of 7.5% for one-bed homes.

Great transport links

Located just 5 minutes away from the M60 motorway, Moston enjoys excellent access to the rest of the Manchester region, together with other parts of the country. It's also within easy reach of Stockport and Oldham, and just a short 15-minutes’ drive from Manchester city centre. It's the perfect spot for commuters who want to be within easy reach of the city but don't want to (or don't have the budget to) settle in the heart of Manchester. Popular among renters for decades, Moston still enjoys relatively low property prices, making it ideal for landlords who want to invest in accommodation in the area.

As well as great road and motorway links, Moston is also well served by public transport. Although Moston Station is unmanned these days, there is an hourly service to Manchester six days a week. The station, situated on Hollinwood Avenue, also runs services to Rochdale and Leeds. Buses are the most common form of public transport in Moston, with several major routes serving the area. It's possible to get a direct bus to many neighbouring towns and districts, and of course, Manchester city centre is accessible via a number of frequent services.

Parks and green spaces

Those unfamiliar with Moston are often surprised by the number of parks and other amenities the area offers. Almost 100 years old, Broadhurst Park is popular with all ages and hosts a number of community events throughout the year. In the summer, you'll find fun fairs and activities for children, together with football and other sports all year round. A pleasant, grassy park, Broadhurst Park has separate wooded and landscaped areas popular with dog walkers. In recent years, work has been carried out on the park's drainage. This has increased the biodiversity of the area and a range of wildlife can be spotted in the park.

Sports fans will enjoy Nuthurst Park, which is situated on Nuthurst Road. With a five-a-side football pitch, basketball and tennis courts, as well as a play area for children, Nuthurst Park has plenty to keep the whole family entertained.

Leisure amenities

Nuthurst Road's New Moston Library offers a number of activities besides book lending, and is a hub of the local community. In addition to hosting book clubs for children and parents, the library also offers T'ai chi and a range of social and community groups for all ages and interests.

One of the highlights of Moston is its independent cinema, located in Miners Community Arts and Music Centre. The 70-seater cinema has a calendar packed with interesting events and shows all year round, and was built by a team of volunteers in 2012.

Types of property available in Moston

Moston is an investor's dream, with a huge variety of properties from which to choose. At the very bottom end of the scale, it's not uncommon to find run-down terraced houses for under £50,000, but it's obviously worth bearing in mind what kind of return you can expect to get on your investment if you opt for the lower end of the market as some properties might need considerable upgrading before they can be rented out. There is a great deal more choice if you start looking around the £75,000 mark, and you'll find a number of well-maintained and attractive two-bed terraces at this price when you're researching Moston property news and information sites.

When it comes to new-build apartments, prices tend to start at around £60,000 at the lower end of the price scale. Such properties are popular with young singles and couples, and tend to be fairly easy to let if they are well presented. Moston apartments are generally well served by public transport links.

Historically, the vast majority of Moston's properties were traditional two- or three-bed terraced houses, but a number of new residential developments have been completed in the area in recent years.
